General Terms

Contract Requirements:

A. A CREDIT CHECK IS REQUIRED FOR ALL TENANT APPLICANTS.

B. A $75.00, per tenant, good credit verification fee is required when submitting an application. Cash, money order, or certified check is the only form of payment accepted. Personal checks and credit cards are not acceptable forms of payment.

C. Security Deposit: A security deposit equal to one months rent is required for this property. The purpose of the security deposit is to ensure the well being of the unit and to protect the landlord's interest in the physical property. The Security Deposit is subject to the City of Chicago Residential Landlord and Tenant Ordinance.

D. Security Deposit is due once your credit has been approved by the Lessor. Money order, and certified check is the only form of payment accepted for the security deposit. Personal checks and credit cards are not acceptable forms of payment.

E. First months rent is also due to hold the unit until your move in date. The first months rent will be payable to Koral Realty. The payment made to the Koral Realty will be disclosed within the lease and will serve as payment of your first months rent according to the terms and conditions set forth within the lease documents. Koral Realty is acting as the exclusive agent for the landlord and is authorized to receive payment for the first months rent according to the exclusive real estate listing agreement, if applicable.

F. The rental of this unit is subject to the terms and conditions of the lease agreement signed between the lessor and the lessee.

G. The Rental Agreement shall be the guiding document when concerning matters of inquiry or dispute.

H. Pet restrictions vary from property to property. Fee's will apply if pets are allowed. No more than two pets will be allowed in any unit and all pets MUST be disclosed to the landlord prior to lease execution and included in a pet agreement. No vicious breeds will be accepted. i.e. Pit Bull, Stafforshire Terrior, Alaskan Malamute, Husky, Japanese Akita, Doberman Pinscher, German Shepard, Chow Chow, or Rottweiler. A one time non-refundable pet fee of $300, per pet, will be paid to the owner of the property.
